Submit ReviewYou barely finished the class and passed the test to get your real estate license and now you have to make a big choice: who should be your broker? This choice is only complicated by the fact that most offices are going to want YOU! Being in the driver's seat for an interview is a weird dynamic that only exists in the real estate industry. We are here to help you decide what you need in a broker and give you the questions you might want to ask in that very important interview. What size office is ideal? What should you look for if you are relocating to a new market? What is most important to consider? Splits, fees, coaching, admin, tech, advertising and LEADS! We are covering all of the variables that come up in choosing a broker. Yes, you can always change brokers later, but that is uncomfortable, time consuming and can be expensive and stressful, so let’s get it right the first time!

Not every real estate transaction originates from happy circumstances and not every real estate client is a pleasure to serve. In today’s episode we discuss the types of transactions that require a little extra finesse and patience. Real estate transactions are emotional by nature and when you add in death, divorce, buyer’s remorse, anxiety and more, navigating the landmines can take up a lot of time and energy. Put on your therapist hat, because we are sharing tips for handling these difficult deals and difficult clients. What happens when a buyer is unhappy after closing? What about how you feel as an agent when your client cancels a contract? What should you do when there are multiple sellers giving you different instructions? We are answering all of your difficult deal questions. With a little extra TLC you can successfully get through these types of transactions without considering a career change at the end.

Non-traditional broker, flat-fee broker, limited-service broker or simply discount broker, there are quite a few names for a brokerage that doesn’t run in the “standard” model. In this episode we interviewed one of our listeners who kindly volunteered to talk about her time at a discount brokerage. Michele started at a discount brokerage her first year in real estate and closed 113 transactions that year. Her office operated with about 350 listings going at any given time and a very small staff. She shares with us how the office got leads and how they served their clients. We learn about the general office philosophies plus lots of specifics on their processes. Talking with Michele was truly eye opening. As an agent on the other side of a transaction with a limited-service broker you can guess what is going on behind the scenes, but to hear a personal account of how this office ran was fascinating. This may be the first time we have truly been at a loss for words during the show. If you’ve ever wondered how a non-traditional broker operates, it’s time to pull back the curtain and see.

Cold feet and buyer’s remorse are real life problems that may take your real estate transaction from pleasant to painful in an instant. As a buyer, using your due diligence or inspection period to answer your questions and check every detail of the home is crucial. As an agent helping your buyers understand what they might want to check is just as important. The goal is for every person involved in the transaction to leave the due diligence period feeling confident and most importantly excited to move toward the purchase. Imagine a world with no last minute regrets, trying to get out of a contract, getting stuck with a mortgage you don’t want, or moving into a new home and feeling like you made a mistake. This episode will get into many parts of the home purchase and help buyers and agents check off the right boxes before they head to closing. And for our agent friends we have created a FREE email template to share with your buyers to make sure they are sure before it’s too late.

It’s hard to think of anyone better to work with than yourself. 🤣 Dual agency, as it is called in many states, occurs when the same agent represents a buyer and a seller. BUT, did you know there are 8 states where that is illegal?! (Tune in to hear which ones.) Yes, representing both parties comes with a series of challenges. Good communication and a high level of ethics are required. In this episode we share our personal philosophies on dual agency as well as some of our listeners' feelings(these will have you cracking up!). Come hear our personal experiences with this type of agency representation and find out if we would do it again.

It’s the perfect time of year for some seriously scary stories! Mean sellers, overpriced listings, and hundreds of days on the market: OH MY! We’ve worked for hours on end and spent hundreds of dollars on marketing only to get paid nothing when a listing didn’t sell. How many times have we “failed” in our real estate careers spanning 11 and 17 years? Umm, A LOT! What’s the difference between a withdrawn and expired listing? Should you withdraw a listing before it expires? What is the most predatory and harassing behavior that occurs in our industry? Come find out all of that plus how we have dealt with unrealistic and not so nice sellers. It’s time to hear some of our scariest stories and maybe a few successes thrown in for good measure!

There is truly nothing more annoying than spam. So much so that there is federal law prohibiting it. Why on Earth would anyone want to use email as a means to market their business? What a waste of time! Umm, hardly! Over 80% of marketers use email to reach their customers and you want to know why? Because, it works! Now, we’ve seen 100’s of real estate email newsletters and let’s just say the unsubscribe button was calling our names. That’s why we are here: to make sure your people actually read and enjoy your emails and don’t send you on a one way trip to the trash bin. And, maybe, juuuuuust maybe, they will hit that reply button and start a real conversation with you.

Your gut, a hunch, instinct, intuition, your inner voice: no matter what you call it there is a powerful 6th sense that we need to call on when it is time to make decisions. In this discussion we learn about the difference between fear and intuition and what we can do to better listen to our inner voice. What should you take into account when making a decision? How exactly can you “try out” a decision before you make it? What does it mean to see how something “feels”? These concepts may seem abstract, but we do our best to bring some real action steps to your next big decision.

Let’s talk about first impressions: your clients have one of you, you have one of them, you both have one of the houses you are viewing. How do we temper down our personal opinions to benefit our clients? How do we create a great first impression that builds trust? What are some of the things we need to keep in mind while communicating with our clients and co-oping agents? How do we win at the complex game of poker that a real estate transaction can be? We answer all of these questions in this episode plus a few funny stories as reminders that you never know who is listening and watching. We reluctantly recorded this much requested episode but ended up LOVING the conversation! You know how it feels when your potential seller or a FSBO says to you, “Why should I pay YOU? Anyone can do this.” Cue that sheepish voice in your head that says, “You’re right. Anyone can get a real estate license. I have no idea what I am doing and I don’t know why you would pay ME.” Just because anyone can sell their home or get a real estate license it doesn’t mean everyone knows how to successfully get through a real estate transaction. In this episode we give you all the talking points to speak confidently to your value as an agent. We perform a very important job and doing it well means saving your buyers and sellers time, money and lots of potential headaches. Being able to defend your value isn’t just something you need to do to preserve your business, it is also something you should want to do with pride and we are ready to help you with it! Doors for the Hustle Humbly Community are closing this week! Find out more at hustlehumblypodcast.com/membership and come get your hands on our “speak to your value” templates!

In this chat we talk all about the mindset pitfalls that come when your goal is to take any and all business. Let’s take a closer look at why we feel like we can’t turn clients away and why that may be hurting our business. What is an ideal client? What are the personality traits of those clients that are right for you? What is your favorite business and how do you get more of that? What does it mean to work in a niche and how often should your niche change? What messages are you putting out there and what is that going to bring back to you? Every great agent knows that the service providers they refer to their clients are hugely important to a successful real estate transaction. In this episode we interview one of our favorite local inspectors, Whit Green. Whit has been in the business over 4 years and really embraces technology and updating the inspection process. He shares with us some of his favorite gadgets, software and how he uses social media in his business. He helps us learn how to find a great home inspector and talks to us about the importance of home knowledge but also soft skills like communication and emotional intelligence. We learn about Whit’s background and why he got into home inspecting and what his business looks like today. Don’t miss this great conversation from an inspector’s perspective. Find Whit on Facebook, Instagram and Tiktok @WhitGreenHomeInspections.
Let’s take a trip down memory lane… back to a time when people picked up the phone and called other people for information. Oh, those were the days! But, wait! Those days aren’t long gone. They are still here! And in this episode we talk you through our best practices for converting a cold lead or sign call. What are the key questions you should ask? How do you get them to stay on the phone with you and start building your new relationship? What action step are you trying to get them to take at the end of the call? How do you follow up after you hang up? We cover all of this and more. If you plan to succeed in this career you’ll need to be able to carry on a conversation and we are giving you all the tips to help you get there!
This topic can be a bit overwhelming, but it doesn’t have to be. In 1968 the Fair Housing Act, also called Title VIII of the Civil Rights Act of 1968 was signed into federal law. As a Realtor it is our duty to protect homeownership for anyone that wants to achieve it. In this episode we share exactly who is protected by the Fair Housing Act. We discuss best practices and systems to make sure you are working within the law. We also get specific on how to handle things like buyer love letters, buyer requests for safety or school information, and how to keep your marketing legal. This topic is as important today as it was when the law first passed and one you can’t afford to ignore.
Picture it: you have your first consultation call or appointment with a new buyer and they adamantly state they are buying their FOREVER HOME. Oh good. No pressure. Even worse is the pressure clients put on themselves to find the perfect home when they think it is their forever home. It can honestly be paralyzing. In this episode we uncover all the reasons that a “forever home” might not be yours, well, forever. We address the importance of thinking about the future use of your home when you are trying to stay there long term. We also share how you need to approach this type of buyer and how you can serve them best. We uncover the nuances of home tenure and learn that the stat itself isn’t very easy to find. Settle in, we need to talk… about forever. Disclaimer: it may take a slightly morbid turn.
It’s time to tackle the second part of the listing process, from listing to closing! Back in episode 143 we took you through the pre-listing prep and process and now that you’ve landed that listing it is time to get it SOLD! This is the part of the process that will show your seller how valuable you are and as a result lead to future business and referrals. We share with you what you need on your listing checklist and what types of tasks are vital during the listing. We also share the most important emails you need to send to the seller and how they will keep the transaction moving smoothly. We even cover what each of us does post-closing. Having a plan in place will help you to feel prepared and ready to jump into the wonderful world of real estate listings!
We’ve all been there: feeling like an imposter, not sure if your business will survive or if your clients will think you know what you are doing. In this chat we uncover some of the things that lead to self-doubt in your real estate business and then we tackle ways to build your confidence. We cover a great list of ways to “trick” yourself into having more confidence right away while you are doing those things that will build your confidence over the long haul. It’s time to talk about how mental clutter and overwhelm derail your path to clarity and confidence and we are here to hold your hand, give you a little pep talk and maybe some much needed podcast therapy. So sit up straight, make yourself big and get ready to get a confidence boost!
We’ve all been there: you show up to closing and meet the co-op agent only to be faced with someone you don’t recognize who is nearly 30 years older than their “current” real estate photo. This has been a running joke in the industry for years, and it’s funny because it’s true. In today’s conversation we call in our favorite brand photographer(and money guru), Sarah Becker, to help us take our business photography to another level. Agents are their brand and need to have images for business cards, websites, email signatures, signs and most importantly, social media. Listen in for the big “no-no’s” when it comes to headshots and get some better alternatives as far as posing goes. Sarah gives us great tips on choosing a photographer, location, outfits and even props for a photoshoot. She also gives some great tips if you don’t have the budget for a photographer yet and want to take killer photos yourself. So much practical advice in one episode! Sarah Becker is a photographer in the New Orleans area and you can find her on social media, @SarahBeckerphoto.
Ah, real estate math, no one told you this career was going to be more math than pretty houses. LOL! In this episode we try to demystify real estate terms and the formulas to figure out all the numbers. From how you get paid, to how your clients finance their home, you can’t escape the needed numbers. In this episode we cover simple concepts like downpayment all the way to the more tricky formulas like cap rate. Knowing your numbers and your clients’ numbers is hugely important in order to reach both of your goals. Math doesn’t have to be scary, and we are here to help!
Working with sellers is the secret sauce to long term success in real estate, so let’s dive in on how exactly to work with them! In this episode we cover from the initial call/message, through the preparation and to the listing appointment. What should you ask a new seller lead? What are some important things you may not have considered that are crucial pieces of information? Armed with the information from that first call, what do you do next? How long should it take you to prepare for a listing appointment? What will you bring with you? What do you change in your prep if the seller is interviewing multiple agents? You’ve got questions and we are tackling all of the answers.
What better topic for tax day than digging in and talking about money?! Sarah Becker from the “Becker Talks Money” podcast joins us to help remove the stigma and confusion around talking about money. As entrepreneurs in a career with so much uncertainty, financial planning can be very scary. We tackle entry level retirement investing and talk about what it really means to diversify. Sarah shares with us keys to budget planning when you aren’t quite sure when your next paycheck will show up. Historically women have shied away from talking about and taking control of their financial life and Sarah is breaking down those walls for us. As with so many of our topics the underlying problem when it comes to finances is usually mindset and education. Come listen in on a great conversation about taking charge of your finances and your life. Find Sarah Becker on social media @beckertalksmoney and @sarahbeckerphoto.
About Sarah: After 10 years as a wedding photographer, real estate investor and small business owner, Sarah Becker kept hearing the same story from her friends over and over again. While outwardly successful in their businesses, they were utterly failing in their financial goals - if they even had financial goals. So, she started asking every business woman she knew about their money. Along the way, she learned that only 2% of the female entrepreneurs in her network were happy with the state of their finances. Sarah believes that money doesn’t have to be scary, that curiosity is more important than correctness and that everyone can become an expert of their own money with a little help. When she’s not crunching numbers, you can find her renovating a river cabin with her partner Barry, taking her dachshund Gus for a long morning walk, and planning to have Asian food for dinner (again).

This market is challenging to say the least. We felt like it was time to revisit this sellers’ market and how we need to prepare all clients, buyers and sellers, for what they will be experiencing. Being prepared and having a plan is crucial and we cover how to do that. We also get creative thinking about HOW to get new listings, so we can be part of the inventory solution. Let’s talk about what you should be looking for on social media to find new listings and what in the world is an orphaned neighborhood. This is a timely discussion on low inventory, which by all data and reports may be a thorn in the real estate world’s side for quite a bit longer.

In this episode we give some ideas for how to deal with your client when they come to you with these tough questions or situations. Why should I reduce my price? Happy Thanksgiving week! Alissa comes equipped with a new Flip Report and we take a few minutes to talk about the season and what we are up to. This week on the show we are finally digging in on the much requested topic of new construction. We were very fortunate to find a builder with 25 years of experience that was willing to get into our hot seat. Chad Broussard is a Louisiana builder who builds spec, custom, full neighborhoods and more. He generously shares his perspective on a sales transaction from the builder point of view. We learn the ways we should be representing our new construction buyers and how we can make the process better for everyone involved.
Let’s jump back on that introspection train with part 2 of “Obstacles and Weaknesses”. It’s time to forge ahead on some real talk surrounding where we and our businesses could use a little improvement. In this episode we tackle organization, struggles with follow-up, preparedness, consistency and more. We also talk about our personal biggest weaknesses and what we are working on in our own businesses.
Ugh! It's time for everyone's favorite interview question… What’s your biggest weakness? Do you tell the truth? Or say something that’s not really a “weakness”. Well, this week we start with part one of a two part series on real weaknesses and obstacles in our business. From time management and urgency to figuring out how to keep your boundaries in place we cover so much ground we had to break it up into two shows. We also get an update on Alissa’s renovation progress with “The Flip Report”!
Communication is at the heart of a successful real estate practice and a happy life. Understanding the keys to communication and how to apply good communication to your business will save you time, headaches, and likely spare you some unhappy clients. How often should you be communicating with your clients and database? When should you just listen to your clients? How should you handle agents that don’t respect your communication preferences? Are closing delays becoming more common in 2021? Sure feels like it. In this episode we talk about the stats surrounding closing delays and all the ways a closing can get held up. How can you avoid these delays? What can your clients do to help? We have tips and tricks to keep those closings on schedule and your clients free from last minute stresses.
We love nothing more than taking your questions and making them come to life on the show! Y’all came through with lots of good ones this time: Have we ever reported another agent to the state or broker? How much contact is too much when it comes to your database? How do you deal with agents who are upset and combative from the start? How would the two of you negotiate against each other? What is your post closing routine? Have you ever done a client event? We tackle all of these questions and more. Some answers may surprise you!
What does it mean to be the boss in your real estate biz? Obviously you are your own “boss” and there are responsibilities and hats you need to wear as a business owner, but you are also the boss of your clients. YOU are the authority and YOU should be steering the ship of that transaction. We talk about the delicate balance of how you can be “client employed” while still maintaining control of the transaction. We cover what it means to be an expert and how you can’t afford to approach your client as anything else. It’s time to stop letting our clients push us around and step into that role of authority they hired us to provide.
The real estate field is a dangerous one to work in and oftentimes our personal safety is an afterthought. We are so worried about losing the sale and keeping up with agents that will do anything to get a client that we let safety fall by the wayside. Maybe we never had a safety procedure in place to start with. In this episode we honor Realtor safety month with practical tips on staying safe as well as the stories of the most dangerous situations we have been in. This is an episode you can’t afford to miss. It just may save your life. Please visit beverlycarterfoundation.org/ if you’d like to make a donation to advance the Realtor safety work Carl Carter began after the passing of his mother, Beverly Carter.
Unfortunately, being in a sellers’ market leads to some pretty outrageous agent behavior. It’s time to share the stories of agent antics fueled by a tough market and sheer desperation. Stealing keys, blocking showings, not so nice negotiations and more! Seems these days agents aren’t very inclined to play nicely in the sandbox. We dive into FSBO troubles and discount brokers too. We even have you covered with one simple tip that just might win your next multiple offer situation. AND don’t miss the update of Alissa’s flip in The Flip Report!
Agents get all hot and bothered about showing feedback or the lack thereof and it’s time to dissect this phenomenon. In this episode we share our personal stance on feedback as well as how you can relieve some of the feedback stress with your sellers. What is good feedback? What are some best practices for your feedback requests? What does no feedback mean? It’s time to talk effing feedback. This week we also introduce a new special segment: The Flip Report!
After many requests we are ready to tackle the wonderful world of contracts. We have worked through hundreds of successful transactions and have learned a thing or two about what to look out for on a real estate purchase contract. We share stories of items that were to remain in the home that didn’t and how that was handled. What should you check in a purchase contract as the listing agent? We talk about that too! Contracts can be scary, but they don’t have to be. We are here to help!
Many agents spend hours chasing leads and then trying to figure out the magical unlock to actually turn those leads into clients. How can you build loyalty with a cold lead? What is the difference between a cold and hot lead? How does patience play into this process? We also dig in on first impressions and how much time you have to make an impact online, over the phone or even in person. Come learn how to you can be available and valuable while also being mindful not to waste time.

In this episode Alissa and Katy each talk through how they created a CMA(comparative market analysis) for two specific(and tricky) properties. We answer all these questions as well as how pretty does your CMA needs to look? Regardless of the type of market you are in, being able to review data and give your buyers & sellers pricing advice is one of our most important jobs.

It’s time to revisit the huge advantage Realtors have when they lean into their client experience and high touch advantage. There’s no computer out there that is going to call the emotional seller the day after they accept an offer to make sure they are ok. It’s unlikely the Z-word is cranking out handwritten notes or asking the seller questions about their pets or kids. In this chat we cover a ton of ideas to create a client experience that will leave your buyers and sellers no choice but to refer you. We even give ideas that won’t cost you a penny! Come listen and find out the number one thing you need to watch out for that is hindering you from giving that high touch experience.
